Want to buy a house this year but not sure the timing’s right? There’s a specific window opening in about two weeks, and the useful part isn’t the date — it’s what you do between now and then.

What the best week to buy actually is

Realtor.com analyzes seasonal patterns each year to identify the week when conditions tilt furthest toward buyers. For 2026 that’s September 27 through October 3.

Their reasoning: that week combines elevated inventory, reduced competition, and prices that have come down from the summer peak. Nationally they estimate listings around $14,000 below the seasonal high, roughly 30% less buyer competition, and homes sitting about 13 days longer — which mostly means you get time to think instead of deciding in an afternoon.

It isn’t a one-week door. Realtor.com found 42 of the 50 largest metros hit their own best week somewhere in October, so conditions stay favorable well past that date.

How much of the best week to buy applies here

Two honest caveats before you plan around it.

The $14,000 figure is built on the national median. Against a Monmouth County median well into the six figures, the same seasonal softening is a smaller share of your purchase price. Useful, not transformative.

Our seasonality is unusual. As I’ve written before, the fall shift is sharper in shore towns than it is nationally, because second-home demand drops off once the rental season closes. Inland Middlesex and Monmouth behave much closer to the national pattern. So your personal best week depends on which of those two markets you’re shopping.

The broader point holds either way: inventory is higher and competition thinner than it was in June, and that’s real.

The four things to do before the window opens

Here’s where the date is genuinely useful. A seasonal advantage only helps buyers who can act on it, and two weeks is enough time to get ready.

1. Get fully pre-approved, not pre-qualified. Pre-qualification is an estimate based on what you tell a lender. Pre-approval means they verified your income and assets. In a market where a seller is weighing a couple of offers, that distinction decides which one they take seriously.

2. Shop at least three lenders in the same week. Freddie Mac’s research found borrowers save meaningfully by collecting multiple quotes, and it’s the step buyers skip most often. Rates move daily, so gather them close together or you’re comparing different days rather than different lenders.

3. Decide your towns now. The single biggest delay I see is buyers still debating between three towns when the right house appears. Narrow it before the window, not during it.

4. Line up your inspector. Good inspectors book out, and a fall contract runs on a clock. Having someone you can call on day one of attorney review keeps a deal moving.

What the best week to buy doesn’t change

Mortgage rates. Nobody credible expects a meaningful drop this fall, and the seasonal advantage is about price and competition rather than financing cost.

It also doesn’t change what’s affordable for you. A slightly better price on a house you couldn’t comfortably carry is still a house you can’t comfortably carry.

And it won’t help on a well-priced listing that just came on the market. Those still move quickly here, even in October. The seasonal leverage shows up on homes that have been sitting — which is exactly where to point your attention.

The bottom line

Treat September 27 through October 3 as a deadline for being ready rather than a date you must buy on. Conditions stay favorable through October, and in a market like ours they extend further for anyone willing to look at listings that have been available a while.
